In a strategic response to South Florida's burgeoning demand for health-centric living spaces, Constellation Group and Boschetti Group have announced the launch of "Cora," a 13-story condominium project in Coral Gables. This development signifies a notable shift from the original plan of rental apartments to wellness-focused condos, reflecting current market trends. Residents can anticipate a blend of luxury, art, and health-oriented amenities designed to enhance overall well-being.

Project Highlights:

  • Location and Design: Situated at 4241 Aurora Street, Cora will encompass 74 units ranging from 700 to 2,700 square feet, offering one to three-bedroom configurations. The building will also include 8,000 square feet of ground-floor retail space and 13,000 square feet of offices on the second and third floors. Arquitectonica leads the architectural design, with interiors curated by Miami Beach-based Urban Robot.

  • Art and Community Space: A standout feature of Cora is the planned 5,000-square-foot park, which will house a 12-foot-tall bronze sculpture by internationally acclaimed artist Jaume Plensa. This artistic addition aims to enrich the community's cultural fabric and provide residents with a serene outdoor space.

  • Wellness Amenities: Emphasizing holistic health, Cora will offer amenities such as red light therapy panels, health monitoring systems, spa facilities, a fitness center, and wellness concierges. The project is pursuing WELL Building Certification from the International WELL Building Institute, underscoring its commitment to health-focused living.

Market Trends and Insights:

The decision to transition Cora from rental apartments to condominiums aligns with a broader trend in South Florida's real estate market, where developers increasingly focus on wellness-oriented residential projects. This shift is driven by a growing consumer preference for health-centric living environments and the relative ease of securing financing for condo developments. Including high-end wellness amenities and art installations enhances the property's appeal and reflects a competitive strategy to attract discerning buyers in a dynamic market.

Coral Gables' Condo Evolution

Cora represents a fusion of luxury, wellness, and art, catering to a diverse range of buyers, from empty nesters to young families. Construction is set to commence soon, and completion is anticipated in 2027. This development is poised to contribute significantly to Coral Gables' evolving residential offerings.
