Approval & Master Plan Alignment

  • Unanimous Commission approval greenlights both site-specific zoning changes and special area plan designation—upgrading zoning from T6-30 to a custom “Continuum Waterfront District” for enhanced height (up to 600ft) and density.

  • Aligns closely with NBV100’s pillars—Livability, Resilience, Prosperity—by introducing walkable civic zones, waterfront access, green space and climate-smart construction. The district expands island-wide pedestrian connectivity and guarantees 5 % workforce units.

Phase 1: Continuum Club & Residences

  • 32-story, ~340 ft tower, 198–236 units (revised upward), ~50 % sold as of May 2025.

  • The development team includes Aksoy Holdings, Arquitectonica (architect), Durukan (interiors), Martha Schwartz (landscape); general contractor is KAST 

  • $25M pre-development loan from Benmark Capital; construction began March 2025, on track for early 2028 delivery 

Amenities include: 60,000 sf of lifestyle offerings (resort pool, marina, gym/spa/yoga, private yacht & beach club access, gourmet Dorsia dining) .

Broader District Scope

  • Site acquisition includes Shuckers/Best Western plots at 1819–1855 JFK Causeway (purchased for $75M, financed with $67.5M from Longline).

  • Future vision: A duo of high-rise towers—311 residences, 200 hotel rooms, office/amenity space, renovated marina, culinary venues and wellness/outdoor zones.

  • Public enhancements: Expanded waterfront sidewalk (“Island Walk”), 60‑ft view corridors, green civic plazas and recreational amenities for residents and visitors.
