What RT600 Adds to The Park’s Residential Pipeline
The Connell Company has reached a major construction milestone at RT600, an eight-story apartment building at 350 Connell Drive in Berkeley Heights, New Jersey. The topping-out ceremony marked completion of the structure’s frame, bringing the 149-unit rental project closer to its planned fall 2027 opening. Designed by Minno & Wasko Architects and Planners, with David M. Sullivan Inc. collaborating on design, RT600 will offer studio, one-bedroom, and two-bedroom residences. The building’s height and total floor area have not been publicly disclosed.
What Amenities and Construction Partners Are Involved
RT600 is planned with an outdoor pool and lounge deck, entertainment lounge, game room, fitness center, and coworking areas. Residents will also have access to the broader Park campus, including its emerging dining, entertainment, wellness, and outdoor offerings. SOCO Construction is managing construction of RT600 and the north side of District Drive, including RT500 and surrounding retail spaces. GS Ferguson is serving as owner’s representative for the broader redevelopment.
What RT600 Means for The Park’s $500M Transformation
RT600 follows RT500, an 11-story, 179-unit apartment building that has opened for occupancy. Together, the Round Table Residences buildings will add 328 apartments to the campus. The Connell Company is repositioning the former Connell Corporate Park into a destination neighborhood designed to combine living, working, hospitality, and leisure. The 185-acre property includes approximately 1.5 million square feet of office space, a 176-room Embassy Suites hotel, and a 112,000-square-foot Life Time fitness facility. The redevelopment is also introducing a walkable District Drive with approximately 160,000 square feet of dining, entertainment, and wellness offerings. Businesses opening or coming online include Boschetto, Emberside Brewery, Rosa Azul, and BASH’s MODO Hi-Fi Listening Bar.
What Investors Should Watch as Residential Leasing Expands
The project’s progress reflects The Connell Company’s strategy to broaden the campus beyond traditional office tenancy. Adding apartments alongside hospitality, fitness, food, and entertainment can diversify property uses and help create activity beyond standard office hours. With RT500 already welcoming residents and RT600’s structure complete, the next milestones include finishing the building, launching leasing, and bringing more District Drive businesses online. The planned fall 2027 opening will be an important marker for the campus’s residential expansion.
