Coastland Residential has secured $84.5 million in construction financing for Vybe 75, a new multifamily development planned at 4383 SW 75th Avenue in Miami's Bird Road District. The first phase is planned as an eight-story mixed-use building with 366 residences and approximately 5,000 square feet of retail space at street level. The project is designed for Miami's working population, with residences designated for households earning up to 120% of the area's median income. Vybe 75 is also the first piece of a much larger development strategy for Coastland in the Bird Road District. The developer expects its broader plans to eventually deliver approximately 1,000 residences across multiple phases, along with additional neighborhood retail.

What Residents Can Expect at Vybe 75

The project is being designed around a collection of shared amenities that will give residents a mix of fitness, entertainment, work and wellness spaces. Planned amenities include a rooftop swimming pool and sundeck, recovery spa, fitness center, yoga studio, coworking lounge, sports simulator, movie theater lounge and pet spa. The ground floor will include approximately 5,000 square feet of retail space, creating an opportunity for neighborhood-oriented businesses to serve residents and the surrounding community.

What The Design Team Is Planning

Corwil Architects is serving as the architect for Vybe 75, while Miami-based Raymond Nicholas is handling the interior design. Corwil Architects has a long track record in South Florida multifamily and mixed-use development. The firm was founded in 1992, and Alberto Cordoves, its president and founding member, has more than three decades of experience in architecture and construction. Raymond Nicholas is led by Raymond Jimenez, a Miami-based interior designer who founded the design house after completing his bachelor's degree in interior design. His studio describes its work as heavily influenced by Miami culture and international design. For Vybe 75, the interiors are intended to reflect the character of the surrounding neighborhood and Miami's broader cultural influences rather than creating a generic apartment experience.

What Coastland Residential Is Building Beyond Phase One

Vybe 75 represents a much larger bet on the Bird Road District from Coastland Residential. The developer's broader plans call for roughly 1,000 residences across multiple phases, along with more retail space. That puts the project within a larger shift underway in the area, where industrial and commercial properties are increasingly being repositioned for residential uses while maintaining connections to the district's existing businesses and creative community. Coastland Residential is led by Anthony Seijas, founder and president, and Alejandro Rodriguez, founder and principal. Seijas brings more than three decades of experience across real estate investment, development, acquisitions and asset management. Before Coastland, he held senior positions at Lennar and Rialto Capital. Rodriguez is a second-generation builder who oversees construction and development for Coastland's projects.
