What The 1931 Collection Brings To Miami
Cipriani Residences Miami has unveiled The 1931 Collection, a pair of ultra-luxury penthouses inspired by the Venetian landmarks and traditions behind the Cipriani family's nearly century-long hospitality legacy.
Named for the year Giuseppe Cipriani opened Harry's Bar in Venice, the collection includes The San Marco and The Torcello. Together, the residences are valued at approximately $53 million and occupy the highest levels of the 950-foot residential tower in Brickell.
The collection takes a different approach to wellness, focusing less on traditional amenity spaces and more on cooking, entertaining, gathering and spending time with family and friends.
What The San Marco Offers Buyers
The San Marco is designed as a private estate in the sky, spanning three levels and approximately 9,677 square feet of indoor and outdoor living space.
A 24-foot Great Room serves as the centerpiece, opening toward panoramic Biscayne Bay views. The residence also features large living and dining areas, an integrated wet bar, wine display, statement kitchen island and separate chef's kitchen.
Outdoor space takes up a major part of the residence. The rooftop includes an infinity-edge pool, summer kitchen and wraparound terrace. A private wellness room, gym, cold plunge, hot tub and massage pavilion add dedicated spaces for relaxation and recovery, while a private putting green provides another recreational feature.
What The Torcello Offers Buyers
The Torcello provides a more intimate alternative while still offering more than 6,700 square feet of interior and outdoor living space.
The residence includes spacious living and dining areas, a Calacatta marble and lacquered-wood kitchen island, chef's kitchen, wine storage and a private screening room. Its Midnight Bar is designed around the type of social gatherings that have long been associated with Cipriani's hospitality spaces.
Outdoor amenities include an infinity-edge pool, summer kitchen and wraparound terrace overlooking Biscayne Bay. The residence also has its own wellness room, gym, cold plunge, hot tub and open-air shower.
What Cipriani Service Adds To The Residences
The collection extends the Cipriani hospitality experience directly into the homes. Residents will have access to in-residence dining prepared by the Cipriani culinary team, allowing owners to bring the brand's food and service directly to their residences.
Owners will also have access to reservations across Cipriani's global hospitality network, including locations in Venice, New York, Monte Carlo, Dubai, Hong Kong and Punta del Este.
That service component is a key part of the project's positioning. Rather than simply putting a recognizable hospitality name on a residential tower, the development is designed to incorporate the brand's approach to dining, entertaining and personalized service into everyday living.
What The Design Brings To The Tower
The 1931 Collection was architecturally conceived by Bernardo Fort-Brescia of Arquitectonica, with interiors by 1508 London. The residences combine large proportions with a warmer, more residential design approach.
Oak herringbone flooring, Calacatta marble, lacquered wood cabinetry and polished chrome details create a consistent material palette throughout the homes. Large windows and connections between indoor and outdoor spaces are also central to the design.
The result is intended to blend Cipriani's traditional Italian aesthetic with the views, climate and indoor-outdoor lifestyle associated with Miami.
What The Project Means For Miami's Luxury Market
Cipriani Residences Miami is the first ground-up Cipriani branded residential development in North America. Rising 950 feet above Brickell, the tower is positioned as the tallest residential building south of Manhattan.
The project is now 85% sold, with buyers representing more than 30 countries. Occupancy is expected in summer 2027, giving the development a relatively strong sales position well ahead of completion.
For Miami's luxury residential market, The 1931 Collection also highlights the continued move toward branded residences that offer more than design and amenities. High-end buyers are increasingly being offered private homes built around hospitality, dining and personalized services, with the Cipriani collection taking that concept to the top of a major Brickell tower.
