What the Beekman Development Includes

Construction has officially topped out on Beekman, a new luxury condominium development rising at 401 East 51st Street in Midtown East’s Turtle Bay neighborhood. Developed by CBSK Developers and designed by Selldorf Architects, the 358-foot-tall tower will bring 83 condominium residences to the corner of First Avenue and East 51st Street.

The project includes a mix of studio through three-bedroom residences, along with two full-floor penthouses and a rare three-story townhouse featuring its own private garage entrance along East 51st Street. The building will also include approximately 3,465 square feet of ground-floor commercial space. Construction has moved quickly since excavation work was still underway in mid-2025. Crews are now completing the rooftop bulkhead while façade installation continues along the lower levels.

What Makes the Design Stand Out

One of the project’s defining architectural elements is its sculptural podium façade, which features approximately 1,500 custom Italian-made terracotta panels. The podium creates a layered texture designed to produce changing light and shadow effects throughout the day, giving the base of the building a distinctive appearance compared to many neighboring glass residential towers. Above the podium, the tower incorporates floor-to-ceiling windows arranged in a segmented grid pattern, while select levels include loggia-style terraces with greenery integrated into the façade. The attached townhouse will feature a contrasting lighter-colored exterior with large bay windows facing East 51st Street. Renderings also show landscaped rooftop terraces and outdoor spaces integrated throughout the project.

What Amenities and Features Buyers Will Get

Corcoran Sunshine is handling marketing and sales for the development, which is targeting luxury buyers seeking boutique-style living in Midtown Manhattan. Amenities at Beekman will include a porte-cochere entrance, 24-hour attended lobby, landscaped rooftop deck, residents' lounge, private dining room, double-height fitness center, training studio, library, meeting rooms, children’s playroom, and dog wash station. Some residences will also include private outdoor spaces. The project sits within walking distance of the 51st Street subway station serving the 6 train, providing direct access to other parts of Manhattan.

What the Project Signals for Manhattan Luxury Condos

The Beekman development reflects continued confidence in Manhattan’s high-end residential market despite elevated interest rates and broader uncertainty in commercial real estate. Luxury developers continue targeting Midtown East and surrounding neighborhoods, where limited new condominium inventory and proximity to major business districts still attract affluent buyers.

The project also highlights the continued popularity of boutique luxury towers featuring high-design architecture and hospitality-driven amenities rather than larger mass-market condominium developments. For CBSK Developers, the topping out marks a major milestone as the company pushes further into Manhattan’s competitive luxury residential sector.
