Bugatti Residences Miami Brings $650M Branded Condo Tower to Brickell Waterfront

Bugatti Residences Miami will rise at 75 SW Miami Avenue Road on one of Brickell's remaining waterfront development sites. The 60-story project is planned with 183 residences, including four signature penthouses, and direct access to the Miami River and Biscayne Bay.
The project pairs Miami-based Prosper Group, led by CEO Jay Roberts, with Belgium's Versluys Group, led by CEO Bart Versluys. The joint venture previously acquired the one-acre assemblage for $50 million from Two Roads Development and Newgard Development Group.
What The $50M Land Deal Says About Brickell
The land acquisition gives the developers control of a rare riverfront site close to Brickell City Centre, dining, retail and Miami's financial district.
Vaster provided a $30.5 million acquisition loan, adding leverage before the project's sales launch. Earlier reporting put the planned tower at 181 residences, while the latest announcement increased the count to 183.
For developers and investors, the site is the bigger story. Waterfront land in Brickell is limited, and the development is targeting the ultra-luxury segment where branding, design and service can support a significant premium over conventional condominium product.
What Bugatti Is Bringing To Miami
Bugatti is extending its automotive identity into residential real estate after launching Bugatti Residences by Binghatti in Dubai. That project has already generated substantial luxury sales, including a reported AED 200 million penthouse transaction in June 2026.
In Miami, Brandon Haw Architecture is incorporating Bugatti design cues into the tower, including the brand's signature C-line. Yabu Pushelberg is designing the interiors, while Rhodium will operate the residences and provide bespoke butler service.
The strategy is clearly broader than putting a logo on a building. Architecture, interiors and hospitality operations are being developed around the brand from the start.
What The Developer Background Looks Like
Prosper Group CEO Jay Roberts brings a finance-heavy background to the project. Before founding Prosper, Roberts worked in real estate investment banking at Bank of America Merrill Lynch, where his teams worked on major REIT IPOs, financings and institutional transactions. Prosper currently describes its pipeline as more than $2.6 billion in pre-development, with more than 1,000 luxury residential units in development across Florida.
Versluys Group adds more than a century of European development experience. The partnership marks the Belgian developer's first U.S. project, combining its European luxury positioning with Prosper's Miami development strategy.
What Comes Next For The Project
Sales are scheduled to launch in the first half of 2027. Pricing, unit sizes and the detailed residence mix have not yet been released.
The project also adds another major branded residential play to an increasingly competitive Brickell waterfront. For landlords and developers watching Miami, the takeaway is straightforward: scarce waterfront land plus global luxury branding is becoming a core strategy for positioning new condominium product at the top of the market.
