What The Residential Community Will Include
Broken Sound Residences will feature 494 luxury homes divided into three collections: Manor, Icon and The Reserve. Manor will include 223 residences, while Icon will offer 239 homes with upgraded finishes and access to a private rooftop amenity. The Reserve will be the most limited collection, with 32 residences averaging 1,764 square feet. Four of those homes will include private terraces measuring approximately 1,500 square feet. The development will also include 50 workforce residences, adding an attainable housing component to the broader project.
What Residents Will Get for Amenities
The project is designed to feel more like a private resort than a conventional apartment community. Plans call for more than 23,000 square feet of indoor amenities, along with more than half an acre of outdoor pool decks, lounges and wellness-oriented spaces. Residents will have access to a state-of-the-art fitness center, coworking lounges, a private dining room, golf simulator and a hidden speakeasy-style lounge. Icon and Reserve residents will also have access to a private rooftop lounge overlooking the historic Old Course at Broken Sound, adding another amenity specifically tied to the property's location. The combination of indoor social spaces, wellness facilities, outdoor areas and golf views is intended to give the residential portion of the project a resort-style feel while keeping it connected to the rest of the redevelopment.
What The Larger Redevelopment Will Add
Broken Sound Residences is only one part of the larger plan for the former Office Depot campus. The full redevelopment is expected to bring destination retail, modern office space and an Equinox fitness club together with the residential component. Related Group, PEBB Enterprises and BH Group are partnering on the residential development. Related Group, founded by Jorge M. Pérez, is now led by his son Jon Paul Pérez, who serves as president and CEO, while Jorge Pérez remains executive chairman. PEBB Enterprises is led by Ian Weiner, who has served as president and CEO since 2015. The company has been active across South Florida and has a long history of investment and development in Boca Raton. BH Group is led by Isaac Toledano, its founder and CEO. Liat Toledano, Isaac's wife and business partner, is also a co-founder of the firm. BH Group focuses on luxury residential, land, mixed-use and hospitality developments across South Florida. The development team includes MSA Architects, IDDI for interior design and Balfour Beatty as construction partner. Financing is being provided by Wells Fargo.
What The Timeline Looks Like
Construction activity is moving forward, with the formal groundbreaking scheduled for August 19. The project is targeting completion in summer 2028.
