Office Depot Campus Gets a Makeover

Boca Raton’s Office Depot headquarters site is set for a major transformation after the City Council unanimously approved a site plan for a partial redevelopment. The project, led by Related Group, BH Group, and Pebb Enterprises, will introduce 500 apartments, retail and restaurant spaces, and a 36,400-square-foot Equinox fitness center to the 29-acre property at 6600 North Military Trail.

Project Breakdown 

  • What’s Coming:

    • 500 apartments, with 10% set aside for affordable housing
    • 43,000 square feet of retail and restaurant space
    • Equinox fitness center (36,400 square feet) with outdoor amenities like a pool, cabanas, cold plunge, hot plunge, and padel courts
    • 1,160 parking spaces
  • Timeline & Phases:

    • Phase 1 - Demolish an existing office building to start construction on retail, restaurant outparcels, and Equinox
    • Equinox plans to open by late 2026 or early 2027
    • The two remaining office buildings, mostly leased by Office Depot, will stay

Developers Behind the Deal 

The development group has been actively acquiring and redeveloping key South Florida properties:

  • 2023: Related, BH, and Pebb bought the Office Depot site for $104 million
  • Singer Island: The team purchased Ocean Walk retail plaza for $19.2 million
  • Fort Lauderdale: Acquired The Quay at 17th Street for $48.5 million, a waterfront mixed-use redevelopment site
