Bloomingdale Reveals Five Restaurant Anchors for $375M Grove Redevelopment

• The Grove at Bloomingdale will add five restaurant anchors to the former Stratford Square Mall site as part of a planned $375 million mixed-use redevelopment.
• GIA MIA, Hacienda Real, Game On!, Loretta’s Last Call and a new Greek restaurant from Forte Hospitality Group are expected to open by the fourth quarter of 2027.
• The redevelopment will combine dining, entertainment, retail and more than 280 residential units, creating a new destination in suburban Chicago.

Former Mall Gets a New Life

The former Stratford Square Mall site is moving deeper into redevelopment as Bloomingdale builds out The Grove, a mixed-use destination designed to replace the struggling enclosed mall with dining, recreation, retail and housing. The village acquired much of the former mall property and has completed demolition, taking a more active role in reshaping the site. The project is being developed in partnership with Segovia Partners, with the first major openings expected in 2027.

 

 

Five Restaurants Anchor the Project

The new restaurant lineup is designed to give the development an immediate mix of dining and entertainment. GIA MIA will bring its modern Italian concept, while Hacienda Real will offer contemporary Mexican cuisine. Boston-based Game On! will provide a sports entertainment concept, and Loretta’s Last Call will bring country-inspired dining and nightlife to Illinois for the first time. A new contemporary Greek restaurant from Forte Hospitality Group rounds out the initial lineup. The restaurant group is led by Kosti Demos and operates concepts including Sapori Trattoria, Butcher & the Bear and Ithaki Estiatorio. Village President Franco Coladipietro called the redevelopment “really, really exciting for Bloomingdale,” while emphasizing the opportunity to create something new on the former mall property.

Recreation and Residential Follow

The restaurant announcements come as construction advances on Bloomingdale Yard, a roughly 100,000-square-foot indoor sports and recreation complex expected to open in the first half of 2027. The broader Grove plan also calls for a man-made lake, central event lawn, seasonal ice rink, retail space, dog park and more than 280 luxury residences. Additional residential and commercial components are expected to follow the initial restaurant phase.

Why It Matters for Investors

The Grove reflects the continued shift from dead malls to mixed-use destinations that prioritize experiences, dining and residential density. For commercial real estate investors and landlords, the strategy is notable because the village is creating a new customer base around restaurants, recreation and housing instead of trying to recreate the traditional enclosed mall model. The first restaurants are expected to open by the end of 2027, marking a major milestone for Bloomingdale's redevelopment strategy.
