A $64M Waterfront Listing Hits Barefoot Beach
A newly completed waterfront estate in Barefoot Beach is hitting the market at $64 million, placing it among Southwest Florida’s most ambitious residential listings. The owners, biotech executives Stu Peltz and Ellen Welch, built the property after acquiring three neighboring lots and combining them into a half-acre site. The couple reportedly plans to sell for health reasons while remaining in the area. A sale near asking would significantly surpass Barefoot Beach’s previous neighborhood record of approximately $16.1 million.
From Three Lots to a Trophy Estate
Peltz, founder and longtime CEO of rare-disease drugmaker PTC Therapeutics, and Welch, the company’s former chief science officer, purchased the adjacent parcels for a combined $19.1 million in 2020 and 2022. Construction wrapped this summer, creating a roughly 13,261-square-foot residence designed to maximize usable space across its levels. The estate includes five bedrooms in the main house, two guest suites connected by an art gallery, and a private boat slip. A rooftop 36-foot lap pool and indoor-outdoor cabana help distinguish the home in a market where waterfront access and distinctive amenities can command a premium. The owners drew on their professional experience navigating complex drug-development challenges during construction. The listing’s scale and price point place it in the ultra-luxury segment, where buyers are purchasing a scarce coastal location as much as the home itself.
Southwest Florida’s Luxury Market Is Showing Strength
Recent market reports point to active demand for high-end homes in Naples and the surrounding region. In the 12 months through May 2026, Naples recorded 1,488 home sales above $1.5 million, up 24.3% year over year. The $5 million-plus tier, however, carried 13.8 months of supply, underscoring that the ultra-luxury segment remains selective. Barefoot Beach is a particularly limited market, with gated Gulf-front and bayfront properties and private boating access. Recent local sales data shows a wide range of prices by enclave and waterfront position, making the $64 million listing an outlier rather than a typical neighborhood valuation.
A Record Ask, With a Record Sale Still to Come
The $64 million asking price is a statement about the scarcity of newly built, large-scale waterfront estates in Barefoot Beach. For investors and luxury property owners, the key test will be whether a buyer validates the price with a closed transaction. If it trades near asking, the estate would reset the local residential record and signal the continued ability of exceptional coastal properties to command outsized values.
