  • The latest concrete pour covered 26,200 square feet: Crews placed 664 cubic yards of concrete for the second-floor slab, with topping out planned for the end of 2026. 
  • Delivery is targeted for Q2 2028: The project will offer studios through two-bedroom residences, with BI Group positioning Parkside as its first U.S. ground-up development. 

What BI Group Is Building

BI Group USA is advancing Parkside Residences, its first ground-up U.S. development, in western Brickell. The eight-story building is designed by Kobi Karp, with interiors by 2ID Interiors and construction by Winmar Construction.  The project broke ground in April 2026 and will contain 187 residences, offering studios, one-bedroom and two-bedroom layouts. Current developer materials target delivery in the second quarter of 2028.

What The Construction Milestone Means

The latest milestone moves Parkside from foundation work into visible vertical construction. The second-floor slab required 664 cubic yards of concrete across approximately 26,200 square feet, with crews now progressing toward the upper floors. BI Group USA CEO Olzhas Ayazbayev said the building's rise above ground level is beginning to create a visible presence in the Brickell neighborhood. The developer expects to top out by the end of 2026. 

What The Residences Will Offer

Parkside will feature open-concept layouts, floor-to-ceiling windows and contemporary finishes. Developer materials also describe fully finished and furnished residences, with Italkraft cabinetry, Bosch appliances, Kohler fixtures and private balconies.  Pricing is currently marketed from the low $400,000s, while the developer's website lists residences ranging from approximately 440 square feet for studios to nearly 920 square feet for select two-bedroom layouts. 

What The Amenity Package Includes

The project is being built around a wellness-focused amenity program. Planned features include a rooftop pool deck and lounge, Technogym fitness center, cycling studio, yoga and mindfulness space, and spa circuit with sauna, steam room and hot and cold plunges. Residents will also have access to coworking space with a private meeting room, adding a work-from-home component to the residential offering.

What The Project Adds To Brickell

Parkside is a lower-rise addition to a neighborhood better known for high-rise residential development. The project sits near Mary Brickell Village, Brickell City Centre and Simpson Park, giving residents access to retail, dining, transit and green space.  For Miami investors, the project also represents the U.S. expansion of BI Group, a major Central Asian developer entering the market with a smaller-scale residential format rather than another supertall Brickell tower.

What Comes Next For Parkside

With the second-floor slab complete, vertical construction will continue toward the planned year-end topping out. Current developer materials target Q2 2028 delivery for the 187-unit project.  For multifamily and residential investors, Parkside highlights continued development activity in Brickell while showing demand for amenity-heavy, lower-rise residential projects within the neighborhood's growing urban core.
