Bardas Investment Group is developing a new office complex at the intersection of Melrose Avenue and Seward Street in Hollywood. Named Echelon at 717 Seward, this project replaces a 1920s commercial building with a modern, five-story development. The new structure will be 74 feet tall and encompass approximately 80,000 square feet of office space. It will also feature ground-floor commercial areas and a two-level, 168-car subterranean parking garage.

The design for Echelon at 717 Seward is being led by Otherworks as the design architect, with House & Robertson serving as the executive architect. Renderings reveal a contemporary low-rise building composed of stacked, offset masses. These design choices allow for the creation of terrace decks and patios, providing outdoor spaces for tenants.


According to Bardas Investment Group’s website, the completion of 717 Seward is anticipated in 2025. Bardas, based in West Hollywood, is known for numerous office developments in the Hollywood area. Their portfolio includes mid-sized projects on Cahuenga Boulevard and Fountain Avenue, as well as larger complexes in collaboration with Bain Capital Real Estate at 5601 Santa Monica Boulevard and 6311 Romaine Street.
