The Financing Behind the Project
Arrow Real Estate Advisors arranged an $85 million construction loan on behalf of Northlink Capital to move the project forward. Deutsche Bank provided the capital, which will refinance existing debt on the site and fund construction from the ground up through completion. The loan reflects continued lender appetite for well-positioned coastal condo developments in South Florida, even as construction financing has grown more selective across the broader market. For Northlink Capital, the closing marks a key milestone in advancing the project from planning into active construction.
A New Address in North Beach
The project sits at 7200 Collins Avenue, at the intersection of Collins Avenue and 72nd Street in Miami Beach's North Beach neighborhood. Once complete, the building will rise 12 stories and span roughly 274,150 square feet, adding 222 residences to one of Miami Beach's most walkable beachfront corridors. The location places future residents within close reach of the sand, dining, and the neighborhood's ongoing revitalization, a draw that continues to attract both buyers and developers to the area.
Unit Mix and Pricing
The building will offer a collection of studio, one-, and two-bedroom residences with an average unit size of approximately 489 square feet, aimed at buyers seeking efficient, beach-adjacent living. Notably, about 81% of the residences are priced below $1 million, positioning the project as a relatively attainable entry point into Miami Beach condo ownership compared to many of the ultra-luxury towers nearby. That pricing strategy could help the development move briskly through pre-construction and initial sales phases once units come to market.
Amenities Designed for Beach Living
Amenities will be spread across three levels of the building, anchored by the exclusive 7200 Collins Beach Club. Residents will also have access to a swimming pool, a fitness center, ground-floor retail and food and beverage offerings, and landscaped rooftop sundecks. The amenity package is designed to give owners a full lifestyle experience without leaving the property, a common strategy among Miami Beach developers vying for buyers who want both convenience and coastal amenities in one address.
