Caravan Court has opened at 205 N. Collins Street, bringing a new boutique hotel to Arlington’s entertainment corridor. The redevelopment is led by Division Hotel Management, owned by Arlington businessman Sam Mahrouq, with Valencia Hotel Collection operating the property. The Texas Department of Licensing and Regulation lists the project at $30.8 million in estimated construction cost and identifies Division Hotel Management as the owner. The project includes 143 keys, a restaurant, bar, fitness facilities and an outdoor pool.

What The Hotel Adds To Arlington

The property is designed around the city's automotive and roadside history, drawing inspiration from the original Caravan Motor Hotel that opened on Division Street in 1961. The redevelopment preserves the property's 1961 neon Caravan Motor Hotel sign while adding contemporary hospitality uses, including The Vandy restaurant, Idle Hour Social Club, Caravan Swim Club and Elora Sky Club. BOKA Powell describes the design as a reinterpretation of early 1960s motor-hotel culture, combining mid-century architecture, automotive influences and open-air gathering spaces.

What The Investment Means For The Entertainment District

Caravan Court sits near AT&T Stadium, Globe Life Field and Arlington's broader Entertainment District, giving the hotel access to visitors attending sporting events, concerts and other attractions. The project also represents a redevelopment of an existing hospitality site rather than a ground-up hotel on previously undeveloped land. For Arlington's commercial real estate market, that adds a new hospitality asset while preserving a recognizable piece of the Division Street corridor.

What The Design Recognition Signals

The project's design is already drawing attention beyond North Texas. Caravan Court was selected as a finalist for the 46th annual Gold Key Awards for Excellence in Hospitality Design, alongside another hotel in the Hotel Midscale category. The awards received more than 440 entries internationally. BOKA Powell served as architect, with its 8080 studio handling hospitality interiors. Word+Carr provided landscape architecture, while the project team also included Thornton Tomasetti, RLG Consulting Engineers and EBCO General Contractor.

What Comes Next For Caravan Court

The opening expands Valencia Hotel Collection to eight properties across Texas and California, according to the hotel group. Caravan Court is positioned as both a boutique lodging property and a destination-oriented venue serving Arlington visitors and locals. For investors, the redevelopment shows how a legacy roadside property can be repositioned into a higher-end hospitality asset while retaining elements of its original identity.
