Anchor Health Properties Opens 100,000-SF Rehabilitation Hospital in South Miami

What The South Miami Hospital Adds

The new Baptist Health Rehabilitation Hospital officially opened following a July 29 ribbon cutting. The project sits adjacent to Baptist Health South Miami Hospital, creating a larger healthcare campus and keeping rehabilitation services close to acute-care facilities.

The 100,000-square-foot building contains 62 private patient rooms and was designed for intensive rehabilitation following strokes, orthopedic injuries, neurological conditions, amputations and other serious illnesses or injuries.

What Anchor Health Properties Developed

Anchor Health Properties was engaged by Baptist Health South Florida and Lifepoint Rehabilitation as the project's developer. Its responsibilities included financing, planning, programming, design and construction oversight, and post-occupancy commissioning.

The facility also includes a three-story parking garage with 179 spaces, while the original plans allowed for the potential addition of 30 private rooms.

Anchor's role highlights the growing importance of specialized healthcare developers that can coordinate health systems, operators, capital and construction under one development platform.

What The Facility Includes

The hospital was designed around rehabilitation and the transition back to everyday life.

Patients have access to large interdisciplinary therapy gyms, a low-stimulation therapy gym, a therapeutic outdoor courtyard, walking paths, gardens, miniature golf and shuffleboard. A transitional living apartment gives patients a controlled environment to practice daily activities before returning home.

The hospital also has specialized spaces for stroke and neurological care, amputations, bariatric patients and dialysis patients.

The development team includes Earl Swensson Associates, known as ESa, as architect, Robins & Morton as general contractor and Kimley-Horn as civil engineering consultant.

Anchor Health Properties is led by CEO and Managing Partner Ben Ochs, who has spent two decades in healthcare real estate development and investment.

Lifepoint Health, which operates Lifepoint Rehabilitation, is led by Chairman and CEO David M. Dill. Baptist Health's South Miami Hospital is led by CEO Bill Duquette.
