What Allen Morris Is Offering at Ponce Park

The Allen Morris Company has unveiled the exclusive Penthouse Collection at Ponce Park, its luxury condominium development in Coral Gables. The collection was introduced during a private broker event on October 20, hosted alongside ONE Sotheby’s International Realty. The eight penthouses range from 2,241 to 7,644 square feet, positioning them as estate-style homes within a boutique condominium building. With three already sold, the collection is attracting buyers before the development’s anticipated completion.

What Makes the Penthouse Collection Stand Out

Designed by John Cunningham of Zyscovich Architects, with interiors by Meyer Davis, the penthouses combine European-inspired finishes with substantial indoor and outdoor living spaces. Each residence is planned to include private elevator access, 12-foot ceilings and terraces approximately 11 feet deep, complete with summer kitchens and outdoor bars. Interior finishes include European white oak flooring and Italian stone such as Roman travertine, Silver travertine and Calacatta Borghini marble. The kitchens will feature custom Italian cabinetry, waterfall islands, a 60-inch La Cornue range and Sub-Zero and Wolf appliances. Primary suites are planned with dressing rooms, travertine bathrooms, soaking tubs and Dornbracht fixtures. These specifications position Ponce Park toward the upper end of Coral Gables’ luxury condominium market, where buyers are seeking larger residences, privacy and finishes more commonly associated with standalone homes.

What the Broader Development Adds

Ponce Park will contain 58 residences in an 11-story tower, with two- to five-bedroom homes ranging from approximately 1,900 to more than 6,500 square feet. Planned amenities include a rooftop pool, sky bar, café, spa, meditation courtyard, fitness studio and private rooftop lounge. The project also plans approximately 25,000 square feet of curated retail at street level. Quintín Ultramarinos, a restaurant concept originating in Madrid, has been announced as the first dining tenant, with further retail and restaurant announcements expected. The development sits opposite The Plaza Coral Gables and within walking distance of Miracle Mile. Its location and planned retail mix are intended to connect the residences with Coral Gables’ established shopping, dining and cultural destinations.

What the Sales Signal for Coral Gables Investors

Ponce Park is part of a broader wave of luxury condominium development in Coral Gables. The project secured a $132.5 million construction loan from Bank OZK in January 2026, supporting the development’s move into construction. Three penthouse sales are a useful early signal, but they do not establish the overall absorption rate or final profitability of the project. Investors should also consider delivery timing, construction costs, buyer financing and demand for the remaining residences. With its limited 58-home inventory, large penthouses and high-end amenities, Ponce Park is targeting buyers who prioritize exclusivity and walkability. Its performance will offer another indication of how much demand Coral Gables can sustain for new luxury condominium inventory.
