What Advance Realty Is Building at Bedminster Village Square
Advance Realty Investors is moving forward with a four-building retail development designed to transform its longtime Route 206 campus into a more walkable, mixed-use destination. Designed by Studio 1200, the project will add 19,240 square feet of retail space at the intersection of Route 206 and Advance Drive. Two buildings will each offer approximately 5,770 square feet and frame a central courtyard with outdoor seating. The remaining two buildings will each contain roughly 3,850 square feet and feature adjoining patios. Buildings 1 and 2 can be divided into smaller units, and all four buildings can accommodate venting for food uses, giving the landlord flexibility to attract restaurant operators and other service businesses.
What Advance Realty Says About the Retail Strategy
The retail project is part of Advance Realty Investors’ broader effort to reposition its Bedminster campus by combining office space with dining and neighborhood-serving amenities.
Alex Cocoziello, chief investment officer at Advance Realty Investors, described the opportunity: “Bedminster Village Square is uniquely positioned to draw on the strengths of its location, established employment base and surrounding community.”
He added, “A carefully selected mix of retail, dining and services will build on those fundamentals while creating a walkable mixed-use environment that serves the people who work here as well as the broader Bedminster community.”
The strategy gives Advance an opportunity to make its office campus more attractive to existing and prospective tenants while creating additional leasing opportunities across the property.
What Retail Tenants Get From the Location
Pierson Commercial Real Estate LLC has been appointed exclusive retail leasing agent, with Director Robert Mackowski leading the assignment. The leasing team is pursuing local and national operators, particularly breakfast, brunch and midday dining concepts. The location offers several advantages for prospective tenants: the site reportedly benefits from 28,376 vehicles passing daily along Route 206. More than 1,000 employees work across over 350,000 square feet of nearby office space, including AT&T’s 229,999-square-foot regional campus directly across Route 206. Freshpet also recently opened its approximately 30,000-square-foot global headquarters on the campus after relocating from Secaucus. The office development received NAIOP New Jersey’s 2026 Office Deal of the Year award. That established employment base could help support restaurants, coffee shops, fitness operators and healthcare providers seeking repeat weekday customers. The planned patios and central courtyard could further enhance the appeal of the retail environment.
What the Development Means for New Jersey Landlords
Bedminster Village Square reflects a strategy for repositioning suburban office campuses: add services and amenities that create new revenue opportunities while improving the tenant experience. For landlords, the challenge will be converting nearby office density and traffic into consistent customer spending. Flexible floor plans, food-ready infrastructure and a mix of service-oriented tenants give Advance several ways to pursue that demand. With delivery targeted for 2027, leasing progress will be an important indicator of whether the development can establish itself as a neighborhood retail destination. For New Jersey investors, the project demonstrates how complementary retail can help reposition an established commercial property for long-term value.
