Construction is steadily moving upward at 6208 8th Avenue, a major mixed-use development rising in Brooklyn’s Sunset Park neighborhood. The project, designed by Raymond Chan Architect and developed through a joint venture between Watermark Capital and Rubin Equities, will stand 28 stories tall and include 497 residential units. The development will also bring approximately 100,000 square feet of retail space to the neighborhood, making it one of the larger mixed-use projects currently underway in the area. A portion of the apartments will be designated as affordable housing, continuing the trend of integrating below-market-rate units into large-scale New York multifamily projects. The property stretches between 61st and 64th Streets near the 8th Avenue subway station.
What Construction Looks Like Now
Crews have already completed much of the multistory podium and have started building the reinforced concrete superstructure for the tower itself. Current construction activity shows the first residential levels taking shape above the podium, while work continues on the expansive low-rise retail component positioned along the northwest section of the site. Renderings show a large retail podium with geometric glass and metal façades surrounding the shopping entrance, while the residential tower above will feature stacked balconies, white and gray paneling, and a tiered rooftop profile. The development also includes a large annex structure expected to house much of the retail programming.
What Residents Will Get at the Property
Future residents will have access to a broad list of amenities, including a fitness center, sauna, coworking lounge, screening room, communal rooftop deck, bike storage, and on-site parking. The project reflects the growing demand for mixed-use residential communities combining housing, retail, and lifestyle amenities within transit-oriented Brooklyn neighborhoods. Developers secured a $210 million construction loan for the project in 2025 through S3 Capital, with Arrow Real Estate Advisors brokering the financing package.

Sunset Park has increasingly attracted developers because of its strong transit access, growing residential demand, and large-scale redevelopment opportunities compared to denser parts of Brooklyn. For Watermark Capital and Rubin Equities, 6208 8th Avenue represents one of the larger residential developments reshaping the Sunset Park corridor. Construction is now expected to finish sometime in late 2027.
