Project Overview

Situated at 542 N. Miami Ave., Okan Tower is positioned just four blocks from the Kaseya Center. It is slated for completion in 2027 and will encompass various components, including a hotel, short-term rental condos, traditional condos, and office space.

Developer Background

Okan Tower marks the inaugural U.S. venture for Okan Group, a Turkish investment firm with a diverse portfolio spanning 40 global projects. The firm, self-financing the tower's construction, operates across industries such as textiles and tourism.

Design and Inspiration

Designed by Behar Font & Partners, Okan Tower draws inspiration from Turkey's national flower, the tulip. The tower features a distinctive glass-encased structure rising from a parking pedestal, topped with an arched rooftop hosting a pool deck spanning 3,000 square feet.

Amenities and Features

The tower offers an array of amenities, including a separate pool deck on the 12th floor, a club room, wine lounge, fitness center, theater, and children's playroom. Hotel guests will enjoy access to a three-story amenity deck housing a cafe, bars, conference space, and a Turkish spa.

Construction Milestones

Okan Tower's foundation was completed in a massive operation involving 300 workers and 1,200 trucks, laying 2,300 tons of concrete over 36 hours. The project site was acquired by an Okan affiliate, Miami 6th Street LLC, in March 2017.

Sales and Marketing

Initially marketed by One Sotheby's International Realty, the project is now exclusively handled by Fortune Development Sales. The property offers a range of units, including duplex penthouses and traditional condos, with prices varying from $685,000 for short-term rentals to $1.2 million for traditional condos.

Market Context

Florida's tallest tower remains the 869-foot Panorama Tower in Brickell. However, several ambitious proposals, such as Swire Properties' One Brickell City Centre and PMG's Waldorf Astoria Residences, signal Miami's evolving skyline.
