Plans have emerged for Metro 2 at Edgewater, a 28-story mixed-use development in Miami, designed by Burgos Lanza & Associates and developed by Metro Tower II LLC. The project encompasses various functions and amenities across its 320 to 335-foot structure, spanning 349,193 square feet of space.

Location and Context

Situated at 3055 Northeast 4th Avenue, the property borders key streets and neighboring developments, including Metro 1 and Sonder The Palace. Together, these properties form a unified development concept in the Edgewater area.

Development Program

The building's design prioritizes office space on initial levels, followed by lodging units and multi-family dwellings in the mid to upper segments. Ground-floor commercial space, totaling 9,745 square feet, aims to serve local needs with diverse offerings such as restaurants and retail outlets.

Amenities and Facilities

Amenities include on-site parking for 220 vehicles, with additional off-site spaces, as well as a variety of communal spaces within the building.

Architectural Design

Metro 2 features a modern, contemporary design that harmonizes with its predecessor, Metro 1, through similar architectural elements. The facade integrates glass and neutral tones, with structured balconies and vertical lines accentuating its height.

Aesthetic Details

The building's exterior showcases a blend of peppercorn and homburg gray tones, with white-coated slab edges and dark aluminum balcony railings and window frames. Sculptural metal features adorn entrances and the building's apex.

Metro 2 at Edgewater aims to contribute to the cohesive visual identity of the neighborhood skyline while offering a diverse mix of residential, commercial, and lodging spaces. The project awaits review by the Urban Development Review Board scheduled for April 17.
