Revamping Ojus: Lumer Real Estate and Goldberg Companies Unveil 700-Unit Apartment Complex Plan

Real estate developers, Lumer Real Estate and Goldberg Companies, have recently announced their ambitious plan to construct a 700-unit apartment complex in Ojus. This marks a significant shift from their previous blueprint for a mixed-use project, which included a hotel and offices.

From Mixed-Use to Residential: The Blue Aventura Project

Based in Sunny Isles Beach, Lumer Real Estate, under the leadership of Gustavo Lumer and Marina Kessler, has joined forces with Ohio's Goldberg Companies to bring the Blue Aventura project to life. The project involves the construction of two eight-story buildings on an 8-acre plot located at the northeast corner of Northeast 186th Street and Northeast 23rd Court in unincorporated Miami-Dade County.

The site encompasses the lots at 2330 and 2366 Northeast 187th Street, as well as 18660 and 18607 Northeast 24th Court. Each building is set to house approximately 350 units and will feature about 25,000 square feet of retail space. The apartments, ranging from studios to three-bedroom units, will be available at market-rate rents.

Construction Timeline and Previous Plans

The construction of the West Tower has already begun, with the entire Blu Aventura project expected to be completed by late 2025. This new project deviates from Lumer's previous plan for the West Aventura Town Center, which was approved by Miami-Dade County in 2019. The original plan included a 120-key hotel, a 75,000-square-foot office building, 85,000 square feet of retail space, and 480 residential units.

Why the Change?

The onset of the pandemic and the opening of the nearby Brightline station led Lumer to reconsider its original plan, resulting in the partnership with Goldberg. Despite the healthy state of South Florida's office market, the development site is not located in the area's office hub, according to Lumer. The newly opened train stop, located west of Aventura Mall, has sparked increased residential demand.

Ojus: A Hotspot for Developers

The Ojus neighborhood has been attracting developers due to its potential for multifamily demand, fueled by the Brightline station. Other developers, such as Raphael Ammar, have proposed similar projects, including an 18-story building with 210 apartments, 99,600 square feet of offices, and 17,600 square feet of retail space.

Last year, Stellar Communities and Adam America Real Estate also filed an application for a 12-story, 223-unit apartment project in the vicinity of Northeast 192nd and 193rd streets, near West Dixie Highway.

With these developments, Ojus is set to transform into a bustling residential hub, offering ample opportunities for prospective homeowners and real estate investors.
