With groundwork in progress, the project is transitioning into foundation development, a critical stage that signals real forward momentum toward vertical construction.
The 64,000-square-foot facility is not a traditional real estate play. It is a purpose-built institutional asset designed to support athletic and student programming. Plans include an indoor turf field, gymnasiums, dance and training spaces, and multipurpose areas, reflecting a comprehensive approach to student wellness and athletics.
Designed by STUDIOS Architecture, the building features a modern façade with setbacks and a landscaped terrace. This design approach allows the structure to fit within the surrounding neighborhood while maximizing usable space on a relatively tight urban site.
The project will be financed in part through $40 million in revenue bonds, with additional support from Build NYC Resource Corporation. This type of financing is common for institutional developments, allowing organizations to fund large capital projects without relying solely on upfront cash.
The site, previously a surface parking lot, is being transformed into a community-oriented facility, contributing to the broader trend of replacing low-density uses with higher-value institutional assets.
